How we work
We reposition residential properties without the owner having to invest a single euro. We cover the investment, execute the renovation to market-grade quality, and bring it to market at its real price. The net profit is shared 50/50.
THE PROCESS
The process in detail
Identification
We analyse each property using market data and a first walkthrough on site. We study its current state, structural potential, and the reasonable ceiling sale price after a full renovation. If the numbers do not work for both sides, we say so from the outset. If they do, we present a concrete proposal with timeline, scope of work, and a fixed minimum sale price.
Structuring
We sign a public agreement in which we appear as renovators with a registered charge on the property. You remain the sole owner throughout. The charge guarantees that we recover the investment at sale and is automatically cancelled when the deal closes. The legal structure is standard in the sector — what is unusual is our model: you put down nothing, you transfer no title.
Renovation
We execute a full renovation with our own teams within an eight-month maximum timeframe. We work with a standardised mid-to-high quality scope — new installations, redesigned bathrooms and kitchen, flooring, carpentry, paintwork — adapted to the property type and neighbourhood. Nothing is improvised: what gets done is fixed in the upfront agreement and we document every phase.
Sale and split
We bring the finished property to market with professional photography and our own marketing plan. When the sale closes, we recover the investment, deduct the operational costs fixed in advance, and split the net profit 50/50 — always above your guaranteed minimum. You never receive less than what you signed.
CONTINGENCY PLAN
If the property does not sell
The minimum price in the agreement is our obligation, not our estimate. If the property has not sold within the planned period, you have three real exits — all defined upfront.
Direct purchase
We buy the property ourselves at the initial price agreed with you, with no discount or renegotiation. You receive what was signed and the deal closes.
Reversion
We hand the renovated property back to you free of charges, with the cost of the investment absorbed on our side. Your asset comes out revalued, and you have not put down any capital.
Strategic rental
If you prefer to wait for a better market window, we manage a rental until the renovation is amortised. You retain ownership and the income offsets the wait.

Frequently asked questions
How long does an operation take from start to finish?

Between ten and fourteen months in the typical scenario: two months of design and permits, six to eight of construction, and two to four of marketing. Specific timelines are recorded in the agreement.
Who pays for the renovation?

We do, in full. We cover materials, labour, project management, permits, and associated costs. You pay absolutely nothing during the process.
What guarantees do I have as an owner?

Three: the registered charge — which limits our ability to act without your consent — a fixed minimum sale price in the agreement, and a mandatory contingency plan if the property does not sell within the period. All in writing before anything begins.
What if I decide not to sell later?

If you change your mind during the process, you cover the cost of the renovation completed up to that point and the agreement is cancelled. Once the works are finished and before the period closes, you can still trigger the reversion under the agreed terms.
And if the property does not sell within the planned period?

The contingency plan triggers automatically: direct purchase by us at the initial price, reversion at our cost, or strategic rental. You choose the exit that best fits your situation.
What kind of properties fit the model?

Residential properties in areas with real demand for renovated stock. We focus mainly on urban flats with structural potential and a reasonable post-renovation sale ceiling. Not every property fits, and we say so in the first conversation.
Do you work with agencies?

Yes. If you have stock that is not moving or owners reluctant to renovate, we offer a route to close transactions at premium prices through a specific partnership agreement. Let's talk.
