How we work

We reposition residential properties without the owner having to invest a single euro. We study every property case by case, execute the renovation with materials and finishes built to last, and bring it to market at its real price. The net profit is shared 50/50.

THE PROCESS

The process in detail

Identification

We study each property case by case: its condition, its starting points, and the reasonable ceiling sale price after a full renovation. If the numbers do not work for both sides, we say so from the outset. If they do, we present a concrete proposal with timeline and scope of work.

Structuring

We sign a private agreement covering the timelines, the scope of the works, and the conditions of the operation. You remain the sole owner throughout. You do not put down a single euro during the whole process.

Renovation

We execute a full renovation with our own teams: new installations, redesigned bathrooms and kitchen, flooring, carpentry, paintwork — adapted to the property type and neighbourhood. Materials and finishes built to live in for twenty years, not to dress up for the sale. In parallel, we are already bringing it to market.

Sale and split

When a buyer comes in, we close the sale and split the net profit 50/50.

CLOSING OPTIONS

Four ways to close the operation.

Every operation comes with several closing paths, all defined upfront — so the final decision fits your situation when the moment arrives.

Period extension

If market timing favours waiting, we extend the period and keep looking for the right buyer.

Reversion

You keep the renovated home and pay us the cost of the renovation carried out. Your asset comes out revalued.

Direct purchase

We buy the property ourselves at the initial price agreed with you, with no discount or renegotiation. You receive what was signed and the deal closes.

Strategic rental

If you prefer to wait for a better market window, we manage a rental until the renovation is amortised.

How long does an operation take from start to finish?

Who pays for the renovation?

We do — direct and indirect costs. You pay absolutely nothing during the process.

What kind of properties fit the model?

Residential properties in areas with real demand for renovated stock. We focus mainly on urban flats with a reasonable post-renovation sale ceiling. Not every property fits, and we say so in the first conversation.

Do you work with agencies?

Yes. If you have stock that is not moving or owners reluctant to renovate, we offer a route to close transactions at premium prices through a specific partnership agreement that includes exclusive sale rights for the renovated property. Let's talk.
